EV charging for apartments and strata.

OC-approved, individually-metered EV charging for apartment buildings and strata schemes — designed to future-proof the whole building, not just the first mover.

01 — Overview

Apartment EV charging is a body-corporate problem before it's an electrical problem. ESQ delivers the full strata pathway — Owners Corporation approval templates, common-property agreements, sub-metering, and dynamic load management — so a resident who wants a charger today doesn't stop the building being fully electrified tomorrow.

02 — Capabilities

What ESQ delivers across this practice.

AP-01

Strata approval kit

Ready-to-use motion wording, common-property licence templates and resident FAQs for your AGM or committee meeting.

AP-02

Building-wide load study

We measure actual coincident main-switch demand to determine how many EVs the building can charge without a transformer upgrade.

AP-03

Shared backbone install

Common-property cable tray and sub-board, sized for full building electrification, with per-lot spurs added as residents opt in.

AP-04

Dynamic load management

Real-time main-switch monitoring throttles chargers so peak building demand is never exceeded.

AP-05

Individual billing

Each resident is billed at their own energy tariff (plus a small OC margin) via OCPP or in-charger sub-meter.

AP-06

Future EV owner onboarding

New residents opt in and are commissioned within days — no re-engineering of the base install.

03 — Delivery

A disciplined, engineered process.

  1. 01

    Committee brief

Meet with the OC / committee — walk through options and cost model.

  2. 02

    Load study

Main-switch logging and building capacity assessment.

  3. 03

    OC vote

Resolution passed with supplied templates — common-property backbone approved.

  4. 04

    Install & onboard

Backbone installed, first residents commissioned, ongoing per-lot rollout.

04 — FAQs

Common technical questions.

Who pays for the charger?
The common-property backbone is typically funded by the OC (or a developer at construction). Each resident pays for their own charger, spur cable and per-lot install.
How is energy billed?
Each charger reports metered energy via OCPP. Residents are invoiced monthly at the building's tariff (or their own retailer rate) with a small OC margin to recover common infrastructure.
Won't the building run out of capacity?
Not with dynamic load management. Real-time main-switch monitoring throttles chargers so peak building demand is never exceeded — meaning far more EVs fit than static allocation suggests.
Do you handle the OC vote?
We supply the resolution wording, common-property licence template and a resident FAQ pack — and attend the AGM if requested.
What about older apartment buildings?
Older buildings often have limited spare capacity. That's exactly where our load-study-first approach matters — it typically avoids expensive network upgrades.
